Caramanico PE (€ 78.000) - Cod ZNU098

Stone farmhouse to renovate with large land in Giumentina Valley.

Two storey stone house 155 g. sqm. (100 nt.) to renovate with 43,500 sqm of land mostly flat, in a dominant position in the beautiful Giumentina Valley at 650 m asl. The farmhouse, once used as a stable and barn, has a very solid structure with thick stone walls (60 cm.) and vaulted ceilings on the ground floor; It is fronted by an extensive arable land largely flat while the back has woodland with oak trees. The house is easily accessible by the municipal street.

A previously prepared refurbishment project included the vertical division into two independent residential duplex units with floors connected by internal stairs: living rooms and kitchens on the ground floor, 1-2 bedrooms and bathroom on the first floor. The two units may of course be connected to form a single large dwelling. In case of restructuring must rebuilt the roof preserving or integrating the current wooden entablature. The connections to the electricity and water networks are easy, the heater can be gas LPG with underground tank. The building lies in the area A2 (Restructuring of Fractions) and during the restructuring can be expected to increase the volume.

Energy Class: cannot be assessed at moment.

The Giumentina Valley is a magnificent plateau at 650 m asl between the towns of Abbateggio and Caramanico Terme, in the Majella National Park. There is a Paleolithic site near which was set up an open air "Paleolithic Ecomuseum" with dry stone huts, agro-pastoral buildings typical of the area. The area is frequented by the apennine wolf, deer and roe deer. On clear days, the view of the Majella, Morrone and Gran Sasso is stunning. Ideal for picnics, walks, trekking, trail running, mountain biking and even cross-country skiing in winter.
